Deciding where to live in the Netherlands
A neighbourhood that looks central on a map can be inconvenient for your real commute, so begin with recurring journeys and non-negotiables.

Draw the journey before the search area
List the trips you will repeat in an ordinary week: workplace, station, school or childcare, supermarket, sports, medical care and visits to another household member’s workplace. Add occasional but time-sensitive journeys such as an early flight or an IND appointment.
Test routes at the time of day you would actually travel. A short straight-line distance can involve a poor interchange, while a location farther away may have a direct train or bus. Use 9292 for multi-operator public transport and NS for rail journeys. Check cycling routes separately rather than assuming the car route is suitable by bicycle.
Six cities, six different location problems
In Amsterdam, a famous neighbourhood name tells you less than the complete route to a workplace, university, station or City Office. Rail, metro, tram, bus, ferry and cycling options vary across the city. Start with the Amsterdam newcomer guide and test the journey from the actual address rather than using Amsterdam Centraal as the default anchor.
In Rotterdam, the river and several rail and metro anchors can change a commute that looks simple on a map. Start with the Rotterdam newcomer guide and test both directions at the times you will travel.
In The Hague, distinguish Den Haag Centraal from Hollands Spoor and check the actual route to a government, international, business or coastal destination. The The Hague newcomer guide also links the address choice to municipal registration.
In Utrecht, Centraal is a major interchange but not the automatic answer for the Science Park, Leidsche Rijn or a destination near another station. Use the Utrecht newcomer guide to compare the complete rail, bus, tram, walking or cycling journey.
In the Eindhoven region, a job advertised as “Eindhoven” may be in another municipality or on a business campus outside the centre. Confirm the exact work address and shift times. If the journey depends on an employer shuttle, ask who may use it and what happens outside normal hours.
Maastricht is compact at its centre but regional journeys can cross provincial or national borders. A home that suits a city-centre routine may not suit regular travel to a campus, hospital, airport or workplace elsewhere in Limburg. Check the last leg in both directions and do not assume a Dutch travel product covers a foreign operator.
The city-guide index puts all six decision paths together. After choosing a realistic search area, use the stable-housing guide to organise applications, verification and contract checks.
Decide whether the first address is temporary
A flexible first stay can give you time to inspect homes, test a commute and learn which facilities matter. Balance that benefit against moving twice and the possibility that the temporary address cannot be used for resident registration.
Before booking, ask:
- whether the property permits the length of stay you need;
- whether address registration is allowed and, separately, whether the municipality accepts it;
- what is included in the displayed rate or rent;
- whether cancellation or extension is possible;
- where luggage, bicycles or a car can be kept;
- how you will reach late arrivals and early appointments.
Build a comparison sheet
Use the same criteria for every area so attractive photos do not dominate the decision:
| Question | Why it matters |
|---|---|
| Door-to-door commute at real hours | Timetables and interchanges matter more than kilometres. |
| Registration possible | A mailing address and a registrable living address are not automatically the same. |
| Total monthly cost | Utilities, service charges, parking and travel can change the comparison. |
| Essential services | Prioritise what your household uses weekly, not a generic amenity list. |
| Exit flexibility | A temporary contract and a long-term lease solve different problems. |
| Evening and weekend route | A location can feel very different after the commuter timetable ends. |
Inspect before committing
For a long-term rental, verify the person offering it, read the complete agreement, inspect the home or use a trusted representative, and record the condition at handover. Do not transfer money under time pressure to an account or identity you cannot verify. The Dutch government’s rented-housing overview links to current tenant rules and dispute routes.
A useful decision rule
Choose the smallest area that keeps the most important repeated journey reliable, then compare homes within it. Treat nightlife, architecture and a picturesque street as tie-breakers—not substitutes for a workable Monday morning.
